LAND OFFICE (Patent Record) "Hannons Hard Bargain", volume BC & GS #36 page 336 [MSA SM2, SR 7743} LAND OFFICE (Patent Record) "Hannons Hard Bargain", volume BC & GS #40 page 305 [MSA SM2, SR 7747] ---------- At the Request of JOHN HANNON and Alexander Hannon the following Deed was Recorded this 9th day of June Anno: Domi 1767 This Indenture made the twenty first day of December in the year of our Lord One Thousand seven hundred a& sixty six Between Matthew Bosell and William Bosell of Prince Georges County in the province of Maryland planters of the one part and JOHN HANNON and Alexander Hannon Both of the said county and province planters of the other part whereforth that the said William Bosell and Matthew Boswell for an in consideration of the sum and quantity of Twenty and seven pounds currency and Twenty thousand pounds of Tobacco in hand paid by the said John Hannon & Alexander Hannon the Recept whereof the said William Boswell & Matthew Bosell doth hereby acknowledge and of Every part thereof doth hereby acquit Recommend and fully discharge the said John Hannon and Alexander Hannon Hath given granted Bargained and sold as by these presents they the said William Bosell and Matthew Bosell Doth give grant Bargain and sold unto the said JOHN HANNON and Alexander Hannon their heirs and assigns forever all that tract or parcel of land and circumscribed within the courses Lines Limits and Distances here in after Expressed Being two tracts of Land the one called Bossels Desert Beginning at a Bounded Black oak standing near a small branch that falls into porttobacco main Branch and near the land of Alexander Hamilton Running thence North by West one hundred and ninety two perches thence West by South one Hundred and fifty five perches Hence South thirty and three Degrees East one hundred and twenty perches thence East by North seventy and Eight perches thence to the first Tree containing by Estimation one hundred Acres of land more or less Lying situate & being in Charles County in the Province of Maryland and the other part of parcel of Land lying situate in theaforesaid county and Province called Mary’s Delight near the head of Port tobacco branch adjoining to the aforesaid land called Bosells Desert Beginning at a Bounded Red Oake standing on the North Side of a Branch of Port Tobacco fresh Running thence North Eight Degrees East sixty and four perches then East half apoint South twenty and Eight perches thence south nineteen Degrees West fifty and six perches thence south twenty and three Degrees East two hundred and fourteen perches thence south fifty and nine Degrees West Twenty and six perches thence West by six half apoint South forty perches thence to the beginning Containing by Estimation more or less for seventy and four Acres of Land. The aforesiad two tracts of land totaling one Hundred and Seventy four acres. To have and to hold the two said parcels of land and premises Together with all and singular the Improvements Conveniences and advantages To the said one hundred and Seventy four acres of land contained within the ?meets and Limits alsoe Expressed belonging or in any manner of way appertaining to the only proper use and behoofe of them the said JOHN HANNON and Alexander Hannon their Heirs and assigns forever and to no other use Intent or purpose whatosever and they the said Matthew Bosell and William Bosell Doth for themselves their Heirs and Each of their Heirs Executors and Administrators Covenant Promise Grant and agree to and with the said JOHN HANNON and Alexander Hannon their heirs and Each of their Heirs and Assigns the Aforesaid one hundred and seventy four acres of land and Every part & parcel Thereof against all manner of persons whatsoever forever hereafter to Warrant and Defend and further the said Matthew Bosell & William Bosell Doth for Themselves their Heirs Executors and Administrators and Each of their Heirs Exeuctors Administrators Covenant promise grant and agree to and with the said JOHN HANNON and Alexander Hannon, their Heirs and Assigns and Each of them their heirs or assigns the aforesaid JOHN HANNON and Alexander Hannon their heirs and assigns to ?save and harmless keep of an from all costs and charges that shall legally accrue in ?defined of the Title hereby derived from the said Matthew Bosell and William Bosell to the aforesaid one hundred and seventy four acres of land and Every part and parcel thereof And the said Matthew Bosell and William Bosell Doth for themselves their Heirs Executors and Administrators and Each of them?______ and severally covenant promise grant and agree to and with the said JOHN HANNON and Alexander Hannon their Heirs and Each of their heirs & assigns that they the said Matthew Bosell and William Boswell land their heirs shall and will from time to time and at all times hereafter at the Reasonable request and at the proper cost and charges in the Law of them the said JOHN HANNON and Alexander Hannon their Heirs and assigns Do make acknowledge ?______ and Execute any further Deed or Instrument in wishing such as the said JOHN HANNON and Alexander Hannon their heirs or assigns or any of them or their council Learned in the Law shall Reasonably devise, Advise or Require for the further and Better ?______ surety and ?_____ making the Land and Premises aforesaid unto them the said JOHN HANNON and Alexander Hannon their heirs and Each of their heirs and assigns forever In testimony whereof the parties to these presents hath set their hands and affixed their seals this day and year first above written Sealed and delivered in presence of Sam Hanson George Lee William (his mark W) Bosswell SEAL son of Matthew Matthew Boswell ?Senr SEAL On the Back of the foregoing Deed was this Indent Vizt Charles County to Wit December 21st 1766 The Day and year above written came the within named Matthew Bosell and William Bosell parties to the within Deed and acknowledged the Land and premises mentioned Within To be the Right of the Within named JOHN HANNON and Alexander Hannon Their heirs and assigns forever at the same time came Eleanor & Catherine the Wives of the said Matthew Bosell and William Bosell they both being ?severly and out of the hearing of their said husbands Examined did freely claim and Interest and to the within mentioned Land and premises without any fear or threats of their said Husbands to the within named JOHN HANNON and Alexander Hannon their Heirs and assigns forever taken and acknowledged before us two of his Lordships the Right honble the lord Proprietarys Justice of the Peace for the County of Charles County ?___ 10th June 1767 then received of the within mentioned JOHN HANNON and Alexander Hannon the sum of three shillings and did ?prime ?stocking in an alienation fine for the within mentioned Land for the use of the Lord Baltimore & by virtue of a commission from Edw Lloyd Esq his Lordships agent & Phil R. Hannons Hard Bargain Pd at 6th Decr 1769 Rent & Annum 10/4 Sterling Charged to the Rent Roll Charles County foresaid By virtue of a Special Warrant granted out of his Lordships Land Office unto JOHN HANNON of Prince Georges County to Resurvey the two following Tracts or Parcels of Land lying and being in Charles County and contiguous to each other, vizt, Boswells Desert originally on the twelfth day of Octr Anno Domini 1722 granted unto a certain Wlliam Boswell for 100 acres under New Rent and Marys Delight originally on the eleventh day of October Anno Domini 1731 granted unto a certain William Boswell for 74 acres under New Rent To Resurvey the aforesaid his Tracts to correct and amend all Errors and to add the Contiguuous vacancy bearing date the 5th day of September Anno Domini 1767 Etc I Theophilus Hamon Deputy Surveyor under his Excellency Horato Sharpe Esqr Governor of Maryland have carefully Resurveyed the aforesaid two Tacts or parcels of Land according to their ?Antient ?weeks and bounds and find Boswells Desert to contain one hundred acres agreeable to the Patent thereof, but find Marys Delight to contain no more than Sixty six acres and an half and find that the said two Tracts Interfer fourteen acres and an half acre so there appears to be a Deficiency of twenty two acres in the whole the two Tracks containing no more than one hundred and fifty two acres clear of each other, to which I have added one hundred and six acres and one quarter of an acre of vacancy and Reduced the whole into one Entire Tract of Land now called Hannons Hard Bargain and Bounded as follows Vizt. That she knows of no concealment of any part of parcel thereof by any person whatsoever. That is she should discover any concealment or suspect any to be she will acquaint the commissary ?general (for the time being) or his Deputy with such discovery cause of suspicion that it may be enquired into & that she will well and truly give an account of all / part of the Deceased personal Estate that shall hereafter come to her hands possession or Knowledge Walter Hanson, ?JP ---------- MSA No SM2 Volume B.C. & G.S. #35 pp 336-9 SR7743 John Hannon Exam JOHN HANNON’s Path 258 ¼} Frederick etc. Know ye that whereas JOHN Acres Hannons Hard Bargain } HANNON of Prince Georges County by his humble Petition to our Agents for management of Land Affairs within the Province deo set forth that he was seiz to in fee of and in the two following Tracts or Parcels of land lying and being in Charles County and contiguous to each other Vizt Boswells Desart originally on the twelfth Day of October seventeen hundred and twenty two granted unto a certain William Boswell for one hundred acres under new Rent and Marys Delight originally on the eleventh Day of October Anno Domini seventeen hundred and thirty two granted unto a certain William Boswell for seventy four acres under new Rent Contiguous to which tracts the Petitioner has Discovered some Vacant land and being desirous to add the same and reduce the whole into one entire Tract humbly Prayed a Special Warrant to Resurvey the aforesaid Tracts for the intents and purposes aforesaid and that on the return of a Certificate of such Resurvey be making good Rights to the Vancy added and complying with all other requisites usual in such cases might have our grant of Confirmation issued unto him thereon which was granted to him and accordingly a Warrant on the twenty fifth Day of September seventeen hundred and sixty seven unto him for that purpose dio issue In Pursuance whereof it is Certified into our land Office that the Aforesaid Tracts or Parcels of land are Resurveyed by which it appears they clear of each other contains no more than the quantity of one hundred and fifty two acres so there appears to be a Deficiency of twenty two acres and that there is the Quantity of one hundred and six acres and one Quarter of an acre of Vacant land added twenty two acres part thereof is applied to make good the Deficiency aforesaid and for the remaining eighty four and one quarter of an acre he has paid and unto Daniel of St. Thomas ?Jinifer, Esq our then agent and Receiver general for our use the Sum of four Pounds four shillings and three Pence Sterling Caution according to Charles said Baron of Baltimore our great grandfather of Noble Memory his Instructions to Charles Carrole Esquire his then agent bearing Date at London the twelfth Day of September seventeen hundred and twelve and Registered in our Secretarys Office of our said Province together with a Paragraph of our Dear fathers Instructions bearing Date at London the fifteenth Day of December seventeen hundred and thirty eight and Registered in our land Office. The Feast of the Annunciation of the blessed Virgin Mary and St. Michael the Archangel by even and equal Portions the Rent of ten Shillings and four Pence Sterling in Silver or gold and for a fine upon every Alienation of the said land or any part or Parcel there of one whole years Rent in Silver or the full value thereof in such Commodities as we and our Heirs or such Officer or Officers as shall be appointed by us and our Heirs from time to time to collect and receive the same shall accept in Discharge thereof at the Choice of us and our Heirs or such officer or officers aforesaid Provided that if the said Sum for a fine for Alienation shall not be paid until us and our Heirs or such Officer or officers aforesaid and the said Alienation entered upon Record either in the Provincial Court or County Court where the same Parcel of Land lieth within one Month next after such Alienation then the said Alienation shall be void and of no effect and Provided also and it is the true intent and meaning of this Presents that the same is subject and liable to the following express condition that is to say that the said JOHN HANNON his Heirs or Assigns shall will and truly Pay or Cause to be Paid the Rent herein reserved according to the Tenor of these Presents by the space of thirty Days next after it shall become due and after Demand made thereof by the Farmer or other Person who shall be appointed by us or our Heirs from time to time to collect and Receive the same given under our Great Seal of our said Province of Maryland this sixth Day of December Anno Domini seventeen hundred and sixty nine Witness our Brother Robert Eden Esq Governor and Commander an Chief in and over our said Province of Maryland Chancellor and Keeper of the Great Seal thereof Robt {The Great Seal} Eden ----------- JOHN HANNAN’s Acct Charles County The account of William Marbury Smallwood and GRACE his wife admr of JOHN HANNAN late of Charles County Deceased Vizt.
